Nigeria’s construction industry is undergoing a significant transformation through the adoption of digital technologies, including Artificial Intelligence (AI), the Internet of Things (IoT), and automation.

These innovations are addressing inefficiencies, cutting costs, and boosting productivity, aligning with the sector’s projected 3.1% growth in 2025, driven by government investments in infrastructure and oil projects. Dr. Tawakalitu Odubiyi, a noted expert in construction technology, emphasises that AI-powered solutions are revolutionising the industry by optimising resource use and enhancing project delivery.

AI is at the forefront, with tools like Building Information Modelling (BIM) and predictive analytics improving design accuracy and cost management. Dr. Odubiyi highlights that AI reduces construction costs by up to 10% through better resource allocation and minimising delays, a critical advantage in projects like the Cosgrove Housing Estate in Abuja. This modern residential development utilises AI to streamline planning and reduce material wastage, setting a standard for smart construction in Nigeria’s capital. Similarly, the Eko Atlantic City project in Lagos employs AI-driven analytics to manage complex urban planning, enhancing efficiency in a multi-billion-naira initiative.

IoT plays a vital role by integrating smart sensors for real-time monitoring of equipment and sites. This technology improves safety and maintenance, as seen in the Lekki Toll Bridge project, where IoT-enabled sensors accelerated construction by 12 months. Automation further supports this shift, with robotic systems handling repetitive tasks on projects like the Lagos Light Rail, where precision engineering reduced labour costs and downtime. Industry data suggests automation can increase productivity by 20% in Nigeria’s heavy-engineering sector, including dams and power plants.

Despite these advances, challenges such as high initial costs and a skills gap remain. Dr. Odubiyi notes the need for training to fully leverage these technologies, a gap being addressed by Archibuilt. Organised by Archibuilt Development Services Limited under the Nigerian Institute of Architects, the 2024 Archibuilt Expo, themed “Innovations in Sustainable Construction,” showcased AI, IoT, and automation solutions. Attracting over 200 exhibitors and connecting 1,200+ suppliers, the event reported a 90% exhibitor satisfaction rate, fostering collaboration and skill development across the industry.

Real-world applications are evident in projects like the Abuja Transportation Network, which uses drones for site surveys, and Sapphire Towers in Oniru, integrating IoT for smart water systems. As Nigeria invests £548.6 billion in infrastructure, the synergy of AI, IoT, and automation, supported by platforms like Archibuilt, is paving the way for a more efficient, sustainable construction sector.
